Sisters Jameelah and Hameedah Khadar both moved to New York City immediately after college

Although Jameelah spent four years paying steep rent in the area, Hameedah only made it through two years before they both decided to move back home in 2025

Determined to make his daughters feel comfortable, Jamal Khadar, an architect, contractor and owner of the construction company, Khatraco LLC, took matters into his own hands

After college graduation, Hameedah and Jameelah Khadar moved to New York City, chasing the promise of opportunity and the freedom of adult life.

However, instead of the excitement they imagined, both sisters quickly found themselves trapped in tiny apartments with soaring rent bills.

In the past two years, Jameelah, 26, had been shelling out $2,200 a month to live in a flex, three-bedroom apartment in Cobble Hill, while Hameedah, 25, was paying $2,800 for a studio in downtown Brooklyn.

When their father, Jamal Khadar, 61, learned just how much his two daughters were spending, he was shocked and determined to find a solution that offered both comfort and privacy.

In the beginning of 2025, the father of three immediately began a large-scale renovation on his home in Potomac, Maryland.

His goal was to transform the basement into a beautiful suite for Jameelah and construct an entirely new addition to the house for privacy-loving, Hameedah.

Although leaving New York wasn't an easy decision, both Hameedah and Jameelah moved back home in October 2025.

Until renovations are completed, they are sleeping in their childhood bedrooms located in the main house, where their younger sister, Memounah, 23, also lives.

"Jameelah is moving into the basement. Our dad started building it about seven months ago. She has spent these months customizing it to her liking and bouncing design ideas off him," Memounah tells PEOPLE exclusively.

Custom built-in closets, heated floors, marble bathroom detailing and a tiny cat nook carved directly into the wall showcase the thoughtful touches added throughout the space.

"I am extremely passionate about interior design," Jameelah says. "I use TikTok and Architectural Digest for inspiration. I have sourced pieces from Facebook marketplace and vintage markets."

A six-seat movie theatre and a gym complete the transformation, making the basement feel anything but ordinary.

By December 2025, Jameelah will be able to move into the newly renovated space — an upgrade her father invested nearly $40,000 into; roughly the equivalent of what she would have spent on about 18 months of rent in New York City.

Hameedah's private "apartment," although connected to the house, has its own separate entrance and garage.

"She will have her own kitchenette, bathroom, bedroom, closet and lounge," Memounah explains. "It's basically a one bed, one bath apartment all for her."

Their father began working on her addition about a month ago and, at the rate in which the project is moving, she should be able to move in February 2026.

"Everything is 100 percent customized and he did not want to cut any corners. He wanted to make it perfect for them," Memounah says.

Given the fact that Hameedah's space had to be built from scratch, their father is estimating that the project will end up costing close to $60,000, the same amount she would have spent on 21 months of rent had she not moved back home.

Even with the renovation and construction costs reaching $100,000, the entire family seems thrilled with their decisions.

Thanks to the money all three Khadar sisters will be saving on rent, they can now embrace life as young adults, while still tucking away funds for a future home of their own.

"My wife and I are extremely excited and grateful to have our girls back under one roof. I have dreamed about this day ever since they moved away for college," Jamal tells PEOPLE.

"I remember being their age and homeownership was a no-brainer. It is not so simple these days. I felt like it was my time to step up and give them a better chance at their dream to own a home one day."
